This week’s question, how do buyers find their new home?
This may sound like a silly question but, there are a lot of ways to search for your new home.
World Wide Web
Most agencies in their right mind advertise their listings on the net, if not, they are bonkers!
Realestate.com.au is currently the most commonly used website when searching for property but, reiwa.com.au is closing in fast.
Office website example - raywhitegeraldton.com.au
Agent website example - janettebrennan.raywhite.com
Still highly regarded and commonly used for finding property, the humble local publications.
This is a great way to view what will be open for inspection the coming weekend, plus a selection of other properties will feature in that week’s edition over a cup of coffee or a glass of wine.
Once a buyer finds a property they like in the paper, 9 time out of 10 they’ll go online to find the home they are interested in to see more photos, combining both printed and online media.

Driving around you would easily see For Sales signs, indicating the property is on the market. As an agent this is where we receive a lot of phone calls from.
If you are looking in a particular suburb, take a drive and take note of what is available.
Believe it or not, you don’t actually have to buy a property through the sales rep that has their name on the sign board!
You’ll often find that some people tend to be more comfortable with a sales rep they have worked with previously.
Also, use the sales rep up! Get them to find the right home for you, they also have the added bonus of knowing what new listings are due to come on the market.
In a town the size of Geraldton word of mouth spreads relatively quickly. If you are looking for a home, let your friends know, they may know of someone considering selling.
Facebook, Twitter, LinkedIn ect….with billions of people connected online, you can contact most sales reps & friends through social media, informing them that you are looking for a new home. Also posting on your own profile as well as pages such as Everything Geraldton & Midwest Buy n Sell you’ll find social media extremely helpful.
Looking through Friday’s local paper you’ll notice a list of open homes for the weekend, this is such a relaxed way to view properties that may suit you, also keep an eye when driving around on the weekend for home open directional signs. You never know what you may stubble across!
Lastly and most importantly when looking for a new home, BUDGET BUDGET BUDGET!
Speak with either a mortgage broker or your preferred bank to see what your borrowing capacity is and stick to it.
